There are three types of sunnah prayers before the obligatory prayers:
- Tahiyat al-Masjid: 2 rak'as prayed once you enter the masjid before sitting (either before or after adhan)
The prophet (sas) said: "If any one of you enters the mosque then he should not sit until he prays two rak'as" [al-Bukhaari and Muslim]
- Ar-ratiba: Ar-ratiba is any sunnah prayer related to the obligatory prayer (whether before or after) .. the ratibas before prayers are either confirmed (mu'kkadah) or non confirmed
The confirmed is the 4 or 2 rak'as before dhuhr prayer .. the non confirmed is 4 rak'as before Asr, 2 before Maghrib and 2 before Isha'.
- The prayer between the adhan and the iqamah: 2 rak'as.
The prophet (sas) "There is a prayer between the two adhans (adhan and Iqamah)," and added, "For the one who wants to pray." [al-Bukhari]
Now here are some important points you have to know:
1- All the above mentioned prayers are sunnah, non of them is obligatory.
2- The ratiba prayer can replace any of the other prayers, which means if you enter the masjid before dhuhr prayer, it's enough to pray the 4 rak'a ratiba without praying Tahiyat al-Masjid or the prayer between adhan and iqamah
3- Once the Fard prayer has started you are not allowed to start praying a sunna prayer .. however if the iqamah is called while you are praying a sunnah prayer, there are two opinions: either cut the sunnah prayer immediately and join the obligatory prayer, or complete the current rak'a then join it.
The prophet said :"If the prayer is beginning, there is no prayer save the obligatory one" .[Muslim]
"Only compulsory prayer after Iqamah" [Bukhari]

If the Congregation (fard) prayer is going on and you step in the Masjid. You should join the prayer behind the Imam.
Tahiyat al Masjid or Salutation to the Masjid is a prayer is a separate prayer, and should be done before the Fard.
One of the Hadiths say that you can do this prayer even if the Khutba (Friday sermon) is going on.

The two rakah prayer performed before starting of Farz prayer is called 'Tahiyat al-Masjid'. It is a separate prayer that must be done immediately after entering the masjid. It is sufficient to join the fard prayer after walking into the masjid.
If you forget to perform this sunnah prayer when there is no Farz prayer going on and when you sit in the masjid you should have to recite Subhanallahi, Walhamdulillahi, Wa Lailaha Illallahu Wallahu Akbar four times as kaffarah (remedy).

You can pray 2 quick raqa for the masjed but that is not recommended because you will disturb the Khutbah. Your reward is like an olive pit as the Angels didn't write your name down because you are late. Sit down and make them up once the Jummah Salat is done inshAllah. If they don't come before the Athan of the Khutbah they are not recorded and may as well not even come. Mosque edict should be posted like a no parking sign. Every rule should be posted clearly in all languages. If not then it should be taught on a weekly basis as those who come in late are very disturbing. We have LCD screen in the hallway telling them NO Cell phones allowed and the rest of the rules. InshAllah all people look at it and adopt this. Amin yet some bone head always brings in a cell phone and leaves it on loud. Ignoramus! You want to find the hypocrites, they always come late. They are easy to spot. Coming early is FARD, so is the Khutbah and the Jummah Salat, they are FARD! Life: That is true also a bedwin interupted the khutbah to ask Questions and Muhammed SAW answered them and returned to the khutbah. 2 Rakah for the house of Allah SWT is more important then what a human being is saying up front, that is true. We don't have the taqua they had back then, the days of the Sahabi are long over! Al hamdoullah Rub Alameen.

As far as I know, one is suppose to offer this prayer before taking a seat in the masjid. Naturally, the fard comes first, but I'm not sure if one would have to offer the tahiyat al-masjid after the fard salat.
I have seen brothers come in during the salat and join in, but I've never stuck around to see what they do afterwards.

Yes, you're right sister. The point is not to come into the masjid and sit down. So, if you come in the masjid and join the prayer then it's sufficient.

If you planning to sit after entering masjid, only then you have perform "tahiyyatul masjid" prayer. If you are sitting doing fard or any sunnah prayer, that would suffice. In essense, after entering masjid you should sit without prayer.

There is no Sunna that MUST be done. It is strongly preferred if you pray tehiat ul-masjid but if the jama't is there you join them straight away, leave out tahiat ul-masjid. You don't do any prayer except farz after iqama is recited until taslim.
