I have 5 months left on a year long lease. I want to move out. I understand that I signed the lease and I have a cosigner. Is there any law in the state of pennsylvania that would allow me to remove myself from a rental lease? I would be willing to pay a penalty. At this point I am looking at paying for 5 months rent up front and just leaving the property. If there is any chance I could pay less then the full amount that would be fantastic. I just don't want to be sued by my landlord or the other individuals who signed the lease. Please HELP!

Listed in my lease:

5. Mid Lease cancellation: If for any reason a Lessee must move out or cancel during the lease term, the remaining tenants are responsible to pay the full $2,250 per month until termination of the lease.

6. End of Lease Termination: Ninety (90) days written notice must be given by Lessee before end of lease to give status for the following year.

My dad is a cosigner on the lease4 and I want him removed from it as well. I would be be willing to pay a penalty but I want him removed from the lease so he can't be held liable for things my roomates do after I leave.

Unless the property is somehow unfit, you probably don't have an easy out and are responsible for the remaining months. However, if you have a decent relationship with the landlord you might do well to discuss it with him/her. Can you sublet the place? read the lease over to see if it's allowed. What if you agree to pay a bit extra to cover the cost of advertising the place? What if you help find someone to start a new 1-year lease?

You might be able to negotiate your way to a better situation.

You signed a contract, and you can be held to it. That doesn't mean you have to live there, but it does mean that legally you are on the hook for the whole 12 months rent.

But talk to your landlord. It's very possible they'll let you out of the lease if you pay a month or two rent beyond when you move out - don't offer to pay the whole 5 months, they might let you off for a lot less.

just ask the landlord if you can end the lease early. If you pay the 5 months there should not be a problem.
