our house is being bought by a cash buyer and we are not buying another house so no chain. the surveyor came yesterday so how long do you think to completion and exchange?

I had the same, it takes as long as it takes for the buyer to get their side organised, cash dont really mean cash as it has to go into a holding bank account for both soliciters before the exchange. & how it is put in has a direction on how long till its cleared.

& somepeople a cheaky & say they have cash but mean its in bonds & accounts etc which can take a few weeks before they get the cash.

I would say ask your soliciter to negotiate a completion date. if it aint got that far yet your still talking 5-8 weeks

No mortgage and no chain - this is an easy sale only. Only thing you will have to wait for is the buyer's searches, which will be done regardless of them being cash purchasers. Searches can take up to two weeks to come back. Once they are back, and the buyers can provide you with a deposit, you can exchange contracts. If you can agree with your buyers to complete on the same day, then do it! As long as you have your removals etc in place to go smoothly, this should not be a problem!

A chain free sale doesn't make a great deal of difference to the completion date in my experience. If anything it makes things worse because we were expecting a certain no chain completion date and all of a sudden found the date was brought forward a couple of weeks which meant moving etc turned into a bit of a panic rather than being planned. My guesstimate would be 8-10 weeks but be prepared to be mucked about.

As long as your survey comes back ok and you are using a good lender (some lenders have a back log of cases at the minute such as the woolwich) then you should have an offer at the latest early next week, once the offer is received you need to chase your solicitors, keep chasing them, question if you think something (like search results) are taking too long to get back as some solicitors sometimes have the habit of just waiting for things instead of chasing things.

You are looking between 4 and 6 weeks. The standard searches (mining and drainage etc) will need to be carried out and the deeds obviously need changing and then the money transfer can take a few days .

However if you are just starting the process now i think it will be the second Friday of January before you move!

It depends on the solicitor, in theory it should only take the time the banks need to clear the money, and with today's technology and electronic banking and if the solicitor is able to do it then in could take as less as 10 mins but solicitors like to make a big song and dance about it.

From my experience if everything goes well, you'll be able to complete in less than a month. Keep on top of your solicitor and agent. Unfortunately, even though you pay them money, you have to do a fair bit of the donkey work:( Good luck.

It SHOULD be 6 weeks but you really need to keep on at the solicitors as they have a habit of letting things go on too long. Our neighbours moved out recently and had sold to cash buyers - same as they were cash buyers and it ended up taking months thanks to surveyor delays and solicitors messing things up twice. Good luck with the move xxx
