the nice thing about real estate is negotiation, you can bargain with them for a better deal and lower price.. with the real estate market not being the greatest right now I do not see negotiation being a problem... found some really good real estate information.. it may not be from your area but i think you will find it helpful..

You can offer whatever you wish. It would be up to the builder/developer to accept or refuse your offer. There is no hard and set rule about what a builder will accept. Contrary to what is portrayed on the news, the housing market is NOT in the dumps everywhere. Some markets are still thriving.

If you see a new house which has been sitting on the market for an extended period along with others in the same neighborhood in the same situation, your chances improve that the builder may offer a deal to move some inventory. If homes are selling well, figure on paying the asking price or very close.

Chances are, you won't get them to negotiate, and I'll tell you why.

Builders have good incentives when a property is new, and then slowly raise the price as the community is being built....this is how they make money. Then they slash the prices right before they want to pull out of a neighborhood.

The reason why builders in new communities won't negotiate is because they MUST keep the comparable home prices higher...not lower...if they start lowering the price of the home, then they risk the newer contracts NOT appraising....that is a direct loss to the builder.

Sometimes you can get small things negotiated, like using a different lender than their preferred one and still getting closing costs paid for you...you can get them to toss something in for free, but price reductions? Nope....not unless they are desparate...and most new home builders are not that desparate.
