The boyfriend took off last month and the girl today. They signed a agreement for 6 month and stay less them 2 months. Where can I locate them in case they change jobs?

I gave a notice pay or quit but decided not to enforced since she promisse to pay on Dec 01.

Actually, depending on the state, you may need to go to court to obtain possession of the leasehold. I mean, they are probably not coming back, but I have seen lazy Landlords get trapped by savvy Tenants who have been through the system. Even if the place is empty and the door open, a Landlord may only have a right of re-entry by court order (varies by state as to how abandonment/vacation is defined). You present your facts for Tenant abandonment/vacation and you get your piece of paper to be safe.

Go to court for right of re-entry, then let it go. Re-rent the place.

They are gone why do you want to evict them.

The mistake as I see if is that you did not enforce the eviction, even if she did promise to pay you on the 1st of Dec.

You might be able to go after them for unpaid rent in small claims court.

Make sure all your paperwork is in proper order. You may file at a small claim court in your area. Look in the telephone book to locate yours.

Even if you can't locate them you should file any way.

Even though they broke their lease you can only go after them for the amount of time you tried to find a replacement renter.

So do your part and stay above the law of your city, county or state.

If the tenant has moved out, turned out of the utilities, it would be safe to say they have abandoned the property,

to wit, you should change the locks, document the damage, and try to re-rent the unit. Even though they signed a lease for six months and left in two, the law requires you in these contract situations to mitigate your damage, and find a new tenant

in the future with rent owed, damage to the unit, sue them in small claims for the monies owed, not landlord tenant if they have moved out then the damage owed needs to be collected in small claims or large amount special civil

You need to Google your state's Landlord/Tenant laws.

You may not need to evict if abandonment is covered in the laws.

I'll make mine simple-here's the link to the laws governing landlord actions in all states. Look at yours and proceed accordingly! Report to credit agencies is one way to have a bit of impact.
