Scenario: Live in a two bedroom apartment for 1 year. Dog sat puppy for total of 1month, not consecutive. Most of that time occurred within the first 6mo of living there. Puppy had a few accidents but nothing much. Had the carpets cleaned multiple times while living there. Upon moving out had the carpet cleaned extensively, lasting about 12 hours. After moving out was presented with a bill for the carpet replacement citing animal stains and a strong smell of urine.

1) i had never once smelled urine in my apparent nor had ever had any of my close friends mention any type of pet odor during my entire time there.
2) when we moved out there were only two stains remaining: a permanent marker stain and a rust stain, neither mentioned in the report. No sign of a urine/"animal" stain.
3) Puppy urine accidents were few and far between and were for the most part cleaned immediately.
4) the management has no photographs of the stains
5) the carpet was definitely replaced

I have met with the manager and she and the maintenance manger insist that there was a strong odor. No one else can confirm this.

They are billing me for 45% of the cost for replacement of a carpet that was installed in 2004.

I will not pay, i think it is B.S.

Come on people what is with this roll over and die attitude. They have no proof! This is finally our chance to rise up and stick it to the man! Lets put our collective intelligence to good use and let them know that we will not stand for this type of injustice any more! Ask yourself, would Jesus have stood for this? I think not. He would have gone into their office and knocked over their table spilling their ill gotten gains. Ask yourself, would our fore fathers have stood for this? No they would have sent a stern letter the property manger and then claimed a section of the complex as their own!

Don't be so naive to think that i and anyone else is nose blind or faking that there is no smell to not hurt my feelings. That is just a goofy notion. My family and friends would not hesitate to point something out to me...family especially. I am a guy who doesn't get his feelings hurt over a funky smell. i do keep a clean house. any smell would be noted

First of all they have to prove that there is urine stains on carpet. How can the do that, maybe a black light. However the pee may have come from a child or baby. They can NOT get you for that! This happened exactly to me your situation! I fought like heck and they took the fee off! Did you do a walk through with them when you moved out. If so it's BS. The maintenance man has to tell you right then about the urine if he doesn't too bab for them, your off the hook! Also, Do you know for a fact the carpet was new when you moved in? Find out and have them prove it to you. Make sure also they changed the carpet pad also before you moved in. If they did NOT then it's their loss! If carpet pad is not replaced before your move in, then there could have been urine in that pad when you moved in. They are trying to get money out of you. Check for your state about rent control. This will help you with your deposit. If they insist you owe, they may take you to small claims court. If so ,you have to go and make your case. I would NOT admit to the dog living at you house for a month! If they already know about it, deny it if you go to court.

You may not have noticed a urine smell, but that is not the point.

Animal urine stains are not visible to the eye, but can be found using a blacklight.

For the poster who stated that it it cold have been from a baby - human urine stains in a carpet is no more acceptable than animal urine. If your kids pees all over the carpet, expect to have to pay for replacement.

The management does not need photos pf the stains. They may have a cut out portion of the stinky carpet as proof.

Photos of the stains glowing under black light are proof. Stains to the carpet backing, foam padding and subfloor are proof. Carpet cleaning does not remove those stains.

One problem with spills and urine is that cleaning or drying the carpet is good, but does not fix the job because water seeps right through carpet because carpet is porous and it seep through by contact just like if you put a wet blanket on your sheets. Therefore, spills and urine can get worse. Also, smells are different for each person. I can smell things my wife cannot until I tell her. Also, I can smell cigarette smoke when a smoker does not notice the difference. I think that is what happened to you. There was a detectable odor by people looking for damage and odors and not detectable by people who were used to it, and not mentioned to you by company because they were polite. I doubt it was strong, though, or somebody would have said something to you. It does not matter though. The other two stains are enough and were probably mistakenly associated with the smell. I predict that you would lose this in a small claims court so I would just pay it if I were you.

Count your blessings that it's only 45% and prepare to pay up. You would be surprised at how such 'urine odors' reappear in a few days or weeks after a cleaning, no matter how thorough it may have been.

If you didn't want to undergo this risk, you should not have agreed to babysit a puppy which was not trained.

As a follow up, I'm not advocating anything similar to 'roll over and die'. I'm giving you REALITY. If you want to fight reality, that's your call. As far as MBZ's comment about child urine, that's another myth. If your kid pees on the floor and damages it, you're responsible for that as well. I sometimes wonder where folks get these idea that certain damages are somehow exempt.

I could say that if you happen to learn your rent there may be most probably anything approximately the construction of noise which disturbs the fair entertainment of your pals properties. With that being mentioned there may be undoubtedly an issue of opinion of what constitutes fair/typical noise and intentional noise making. When residing in an condominium we had an upstairs neighbor whose puppies jumped round at five within the morning (whilst the landlord obtained up for paintings). The supervisor requested them to take a look at to hold it down, however the reality of the problem is puppies have been allowed within the residences and one character's noise stage threshold is exclusive from yet another. I do not believe they've a authorized leg to face directly to evict you. And it could be my inspiration that you simply attempt to allow your boy or girl so their leaping play external (out of courtesy on your pals). Good Luck.

Most apartments do replace the carpets. they probably started to replace it and saw the urine stains on the carpet padding underneath. That is probably when they decided to have you pay for a portion. Not much you can do but pay it to avoid them reporting on your credit

Sorry you are out of luck! You have to pay. I think your house may have smelled, but you really did not notice.
However, you could try to talk to them again. Sorry. Good luck.
