The VA guarantees loans made to servicemembers, veterans, reservists and unremarried and certian remarried surviving spouses for the purchase or refinancing of homes, condominimums, and manufactured homes. The VA guarantees part of the total loan, permitting the purchaser to obtain a mortgage with a competitive interest rate, even without a down payment if the lender agrees. The VA requires a down payment for the purchase of a manufactured home. The VA also requires a down payment for a home or condominimum if the purchase price exceeds the reasonable value of the property.

The qualification criteria are different for peacetime and wartime service. Periods of wartime service are:

WWII 16 Sept 1940 to 25 July 1947
Korean conflict 27 June 1950 to 31 Jan 1955
Vietnam 5 Aug 1964 to 7 May 1975
and the Gulf War conflict 2 Aug 1990 to a date TBD by the Department of Defense. You must have completed:

1. 24 months of continuous service active duty for the full period (at least 90 days) for which you were called or ordered to active duty and discharged under conditions other than dishonorable.

2. Completed at least 90 days of active duty and been discharged under the specific authority of 10 USC 1173 (hardship) or 10 USC 1173 (early out), or have been determined to have a compensable service-connected disability.

3. Discharged with less than 90 days of service for a service-connected disability. Individuals may also be eligible if they were released from active duty due to an involuntary reduction in force, certian medical conditions, or in some instances convenience of the government.

For Peacetime service you must have completed 181 consecutive days on an active duty period.

The first step is to obtain your COE (certificate of Eligibility) from the VA Regional office, you must complete VA form 26-1880. You can also go to www.va.gov to get this form and contact information for your area.

No you do not qualify unless there is more information than you are giving. The 90 day eligibility is for 90 days in combat. Go to VA.gov for more detailed information to see if you qualify.

No.

To get any VA benefits you had to have an honorable discharge.

They should have gone over all of that with you in your TAP class prior to seping you out.
