I'd tell them to use the heaviest weight padding they can that goes with the chosen carpet if comfort is important at all, and use a basic carpet. The thicker the padding, the longer you have comfort under your feet.
Especially since they plan to be there at least 5 years. Cheap pads can wear out within a year or two and make you hate otherwise great carpet.
I'd prefer a heavy 30lb pad with a basic nylon, stain treated Cut Pile Saxony Carpet over a fancier looking carpet with a cheap pad.
Stain treatment is also worth it, especially if they have pets or kids or plan to.
However, A popular carpet for great looks is the Textured Cut Pile Saxony Carpet, in a shade of beige, from a nylon fiber treated with some stain treatment.

If their budget is tight, I would advise that they NOT decorate until their finances permit it more comfortably.
However, if they insist on decorating, find out how much they can afford to pay you per month to do the redecorating and choose materials accordingly. The idea is to help ensure that they don't go into debt, especially to you.

The decorating trend is hardwood or tile flooring. This will get them a better turnaround on their investment when they do decide to sell.

Id get some heavy 27 oz.. that way it will look good in 5 years.. Cheap *** builders grade stuff isnt worth jack in two. and if you have kids.. its even less.

I would recommend snap together 'hardwood'.
It is cheap, easy to install, looks great - and doesn't get nasty like carpet does.

Nylon, it is amazingly durable. I once spilled a gallon of bleach on mine, NO DAMAGE.
