From personal experience in dealing with a number of agents recently, ask a lot of questions in what the ideal home is and then find them. Don't just rely on the MLS listed homes (anyone can do that now with the internet), go out and see if you can contact some FSBO homes and some exclusives from other real estate companies.
When someone realizes that you're out there WORKING for them, they almost feel an obligation to buy from you. Good luck in you new endeavors!

Yes, have 6 months living saved!! When you finally get into real estate, you're not gonna sell something right away, and even when you do, it's gonna take 30 days to close and you don't get the money til you close. Any number of things can go wrong before you get to the closing table... home inspection comes back horrible, financing falls through, the seller has a second mortgage they 'forgot'.... Just have a nice cushion and go for it!

Before you commit yourself go to a real estate agent who is considered the best in town and ask him/her the ups and downs of the business.. Since there is no investment required, competition is fierce.

Unstable & unreliable choice, the biggest money/cost/ticket item in the public arena with major corruption wide spead putting the unjustifiable cost on the backs of the working class who have insuffiecient incomes now! The system won't allow you to make money with To few buyers! You will starve!
