I live on Eglin right now. Most of the 3 bedroom housing on base was build in the 60's. It's old and honestly some of the houses have insect problems. Not all of them do, there are some very nice freestanding 3 bedroom houses but the wait list for those is crazy! They are currently tearing down most of the housing and building new so on-base housing has a fairly long waiting list. We used to live in an old 2 bedroom that was built in the 40's and they moved us into a new 2 bedroom that is a dream. Unfortunately. they haven't built any new 3 bedroom housing yet.
Most peope just buy houses here because there is no state income tax and a nice homestead exemption for state residents. The most popular areas are Navarre and Crestview. These areas are very affordable and you can get a decent house for decent money. The downside is that both of these areas are a good 30-45 minute drive from the base.. Aartment prices are ridiculous. this is a high tourist area and everything is overpriced, especially apartments! For a nice 3 bedroom apartment you would be looking at anywhere from $1100-1500 a month...yes..pricey! You can get a house payment for less than that which is why people tendto just buy a house here!
We really don't ike it here at all. The area is "singles" friendly but not really family friendly. There are plenty of night clubs and bars but not many nice parks. The tourists over run this area i te Spring and Summer and it often gets to the point where we don't even leave base duing certain times of the year! The base itself is very nice with all the amenities you could ever need. There are several CDC centers here and it is very easy to get into daycare. There are two elementary schools on base.
