i plan on building a house with 3000 sq feet of living area. i dont know what the total sq footage of the structure is, and it is a 2 story house. Any help would be appreciated.

When you hear a price for homes at so much per square foot it is an average for an average home. But no one builds that home. The quality of all the components is the main factor in sq ft figures, but the quality of the workmanship can also add a lot to a home price. You also need to specify where since a house in Texas is a lot cheaper than one in New York.
Both the sq ft of the living area as well as the sq ft of the total structure would be used to calculate cost.

Home price isn't determined by square footage. The builder will work up a price on all the components in the house. You will be given an allowance for variable things like kitchen cabinets, counters, appliances. Bathroom fixtures, electrical fixtures and anything else that can vary greatly by taste or preference.
