i just bought a house and i want to move out of my apartments but i have my contract till august so i was wondering how bad does it affect my credit!!

Always try to speak with landlord and tell them why you need to exit your lease. But, read your lease closely and find out exactly what it says.
Sometimes you have to pay a penalty to exit the lease but, I think it has to be a reasonable penalty. I broke about six rental leases in the past, and eventually I learned how to get out without having to pay all kinds of penalties or at least a minimum amount of them.
Here are the keys:
1. Talk with your landlord in advance as much as possible(offer to place an advertisement in the paper to help them rent it out to a new tenant)
2. Follow your talk with your landlord with a certified letter and offer to place an advertisement in the paper to help them rent the apartment out to a new tenant.

This has always been a good plan for me and when I have done I have never had to pay any extra rent although I have had to exit penalties like $150.00 - but that's how I have done it in the past and the landlord usually goes with it. Anyway, the landlord has to mitigate damages and if they don't take you up on your offer its very hard for them try to charge for any additional rent.

Overall, again try to work it out ahead of time and make sure you follow conversations up with letters sent certified mail. Worked every time for me.

As far as your credit is concerned if you can work out an amicable exit with your landlord and you pay on time I don't see how that would impact your credit in any neagtive way.

It's up to the owner of the apartment if it's reported on your credit report.

Try to work things out with him. If an agreement is reached put it down in writing to avoid misunderstandings.

If you just leave and don't give any notice, it will look pretty bad. Go talk to your landlord about how to break the lease. There will be a fee but its better than what will happen if you just up and leave.

In many states it is illegal for them to hold you to a 12 month lease, as long as you give them a 30-day notice. Know your rental rights!
