You develop an attachment to the person, emotionally and socially (at least usually you do) because sex is an intimiate and emotionally reassuring activity.

Doing it repeatedly with someone, you build into your mind and heart a sort of dependence on the person. In a healthy relationship the sex helps for a co-dependence where you help each other feel comfort and security, without being burdened by each other. In an unhealthy relationship things are unbalanced, and one person is overly dependent on the support and security, while the other feels burdened by the partner's needs, yet obligated to continue being a source of security.

It depends on where her head is. Is she just seeking someone for the 'act' or is this someone she really wants a life with.

I would think that after a year, she would feel something deeper for the guy unless they both determined that there would be no relationship and this was purely for gratification.
