22:14 Blessed are they that do His commandments, that they may have right to the tree of life, and may enter in through the gates into the holy city, which is the kingdom of God.

John’s Revelation ends with a personal testimony from Christ—witnessing of himself, and the purpose of his work and the work of his servants, the prophets.

In a nutshell:

...To experience everlasting joy we must do unto others what we would have them do unto us in all things. Upon this foundation rests the purpose of creation and the eternal state of happiness.

There is no other way—worlds without end.

The judgements we make in how we treat each other simply deter­mines whether or not we belong to the kingdom of God.

I'll quote 22:14 first for people without a Bible handy:
Revelation 22:14
And The Wall of the city had twelve foundations, and in them the names of the twelve apostles of the Lamb.
(Jesus is The Lamb-who had the 12)
Now this scripture refers me to these other scriptures:
Matthew 16:18
And I say also unto thee, That thou art Peter, and upon this rock I will build my church; and the gates of hell shall not prevail against it.
Luke 22:29
And I appoint unto you a kingdom, as my Father hath appointed unto me;

That ye may eat and drink at my table in my kingdom, and sit on thrones judging the twelve tribes of Israel.
Matthew 8:11
And I say unto you, That many shall come from the east and west, and shall sit down with Abraham, and Isasc, and Jacob, in the Kingdom of Heaven.

This is the more accurate translation:

14"Blessed are those who wash their robes, that they may have the right to the tree of life and may go through the gates into the city.

The 'robes' are washed by the blood of Jesus Christ.

Revelation 7:15
And he said, "These are they who have come out of the great tribulation; they have washed their robes and made them white in the blood of the Lamb.

Blessed are those who are washed clean in the blood of the lamb. Those who accept Jesus as their Lord and Savior. They are washed clean of all their sins. God is making a new Heaven and a new Earth. His Holy City will come down from Heaven to the new Earth. Every one saved by believing in Jesus may enter the gates of the city and eat from the tree of life to live forever with God. Yeah baby!!

Those who don't believe will be charged guilty of all their sins and they will be put in hell forever.

Trees were also used to symbolize individuals, rulers, and kingdoms, as in the prophecy likening the fall of Pharaoh and his crowd to the cutting down of a lofty cedar, as well as in Daniel’s prophecy regarding the mighty tree representing dominion “in the kingdom of mankind."
The expression “tree of life” is used with regard to true wisdom, the fruitage of the righteous, the realization of a thing desired, and calmness of the tongue; it is also associated with the crown of life.

Following the commandments keeps you away from sin, which means that you are able to enter into the Kingdom of Heaven.

"Blessed are those who wash their robes, that they may have the right to the tree of life and may go through the gates into the city." -NIV

Your robe represents your spirit. If you constantly ask for forgiveness, or cleanliness, then you are bound to enter the Kingdom of Heaven since you must be sin-free.

The Bible is full of commandments. All the things God tells us to do are commandments not suggestions. And there are certain commandments that he gives in order to obtain salvation. And that is complete faith and trust in him through the Holy spirit. And by not adding to his word, like going through rituals, temple work, etc.
