If you are "keeping up with the Jones's" the deck would be a higher return on investment as it is seen as almost a 'required' part of the neighborhood.

As long as the rest of the house is increasing in value fr your area of the country then adding a room or deck properly will increase home value.

Decks and patios properly constructed and to fit the design of the home always add value. Poorly constructed or strange designs, however, would not. So make sure you have a good designer to work with you.
