I am about to add a small 600 or 700 foot apartment to my present home. What do I need to do fist I have no blueprints I have nothing who do I need to talk to first?

I have 2 acres of land and there are no restrictions. We live in the country this is not considered a neighboorhood.

Definitely start with an architect. If you don’t know where to start, chat with your neighbors who have had some remodeling done in your area. Often there are one or two main architects/designers that know the home model designs of your area (assuming you have a tract home). Then, they can work within those parameters, being familiar with the intricacies of your particular area. Also, it may seem very expensive at this level, but don’t skimp; everything else is based on this component. Once building starts, unforeseen issues (plumbing lines, air conditioning ducts, etc.) if not designed correctly, will add even more expense, on top of the already expensive plan. Make sure you have an idea how you want to USE the room, and not just what it will look like. A good designer will be able to give you ideas within your budget. Be sure to get references of some of their most recent work. If you are having a difficult time finding someone, ask a local contractor/builder who they use. It is essential to have the contractor and architect in a good working relationship.

Where I live, I'd have to talk to to the City planner. There are regulations here as to what percentage of your property can be covered with buildings. I wanted to add onto my house, just a room, and was told that I could if I tore down my dilapidated garage first.

your banker. figure out your budget, then interview licensed contractors. with an addition you will need to file a building permit with your city or county. there is a lot of legal junk you need to find out before you actually start to build. Restrictions building ordnance's.... yad yada yada just hire a contractor who is licensed and knows the rules already.

You must hire an architect and builder. Some firms provide both services. Ask for references.
