I am new first time home buyer and I am curious about the Pros and Cons of a frame house vs a brick house.

We are on a tight budget and seems like all the homes that are in our price range are frame houses, is this a bad idea?

My agent suggests a brick house but we can't afford it...
Can anyone give some insight?

What should i be looking at when it comes to frame homes?

All homes are framed. The brick is a layer outside of the framing. But I know what you mean.

People want brick - it's very desirable for resell. The only other benefit of brick is you don't have to paint it. Some of the "framed" houses in your price range may have siding that doesn't require painting every few years.

Here in CA you rarely see a brick home because of earthquakes. Most homes are wood framed because the wood flexes with earth movement. About the only time you will see brick or stone on a home is for accent and decoration, not as a main component. Although with the fires we just had burn through here, maybe brick homes would offer more fire protection...

Brick, it's more insulated, sound proof, etc. Most people in
So. Arizona use brick..because of the insulation. It stays cooler in summer and warmer in winter. Also, it's low maintenance. You don't have to paint and repaint. It's more sturdy. You don't get termites eating your house up. There's a lot more on the plus side using Brick. Hope that helps

Brick tends to carry more value than a regular sided home so in the long run, it's a better investment. However, if it's not in your budget, you have to start somewhere and a sided home would have to do. Vinyl siding is the builder's choice these days because of its low maintenance.

Brick homes are best.. They never need maintenence or painting.. Unlike wood which will need to be painted and stripped every few years.. Make sure your windows are all good and not rotten wood..
