Honestly, it depends on the architect that you select. They can vary greatly but usually run around $1,000 for what you'd like to get. Shop around, but don't sacrifice the work of a quality professional just because it may cost you more in the end. Research!

Give the 10 to Irish. Obviously; unless you have an Architect answer here, and connect; giving them your ideas; the price can vary. I cant attest to $1000; but floor plans are relatively easy. The Elevations would be "ART"

It really should be a face to face; personal meeting; with a lot of input from you.

ADDED thought. ANY Architect you choose should have some first hand knowledge of all aspects of construction as well. I've worked from a lot of "Plans" that had to be modified on site; because of an Architects "Vision"

Homes with open layouts have become some of the most popular and sought-after house plans available today. Open floor plans foster family togetherness, as well as increase your options when entertaining guests. By opting for larger combined spaces, the ins and outs of daily life cooking, eating, and gathering together become shared experiences. In addition, an open floor plan can make your home feel larger, even if the square footage is modest. By eliminating doorways and widening the passages to dining and living areas, you obtain a sense of spaciousness that divided rooms lack.

Most architects I have worked with in the past charge anywhere from 20 to 30 cents per square living foot so if you are designing a 2000 square foot house you are looking at 400 to 500 dollars.

I recently had an architec design my parents house and he charged them 25 cents per square foot and it cost them 780 dollars for the blueprints of a 3122 sq ft ranch.

My suggestion is to get out the phonebook and start calling local architecs let your fingers do the walking.

and keep in mind a little friendly competion is a good thing from a consumers point of view.
