I am aware they want me to pay $2150 for breaking the lease or pay the remaining months (3). This way though they will be getting my 2150 dollars plus 868 if another tenant replaces us. If another tenant takes our place can't they reimburse us (partially) if we pay 2150 or if we decide to remian stop us from paying rent since the new tenant will take over?

They MAY get double paid, and it's quite legal. For the $2,150 you are paying, you are ONLY buying their agreement to end your lease contract early, with no further ado or legal action. What they do with the premises AFTER your lease is terminated is none of your business. Your lease is over.

your talking about sub leasing. You should be able to rent the place out and then pay the Landlord for the rest of the contract. Check out www.craigslist.com
Sometimes you can find people in there to sub lease to
I wouldn't pay for the remaining months up front though. be smart!

They are only supposed to charge you the months that are left, and they are supposed to do whatever "legally" needs
to be done before a new tenant moves in. The new Tenant
has nothing to do with your payment and Landlords like it
when Tenants break leases, it is an advantage to them.
