When you say "Given back" what do you mean? Short sale? Deed in Lieu? Foreclosure? How long ago? It totally depends on too many unknowns. Do you have money to put down? What is yoru credit score?

NO NO NO. You don't just give it back. If there is a shortage of funds to cover the mortgage, you are still on the hook. It is reported on your credit. And ANY lender will look at this.
Besides, you don't deserve it!

Your credit will not be uneffected by this, no matter how you have returned the house to the lender.
You may be able to purchase two years from now. If you find someone to lend to you now, I suspect you would be in trouble again in short order.
