No... for one you don't own it so you can't sell it, two it is probably owned by the government so you would get in serious trouble if you tried, three you can't even get to mars yet alone sell land on it!

Sure!
1. Send a manned team to Mars. If you're the first one there, you can declare it your territory.
2. Sell off the pieces.

The same is true for the moon btw.
No one owns it so no one has the right to sell any property on mars or the moon.
There is some guy who claims he owns the moon and sells property on it but I woudn't buy it. There is no legal basis for his claims. No one owns any property outside of earth.

I can't imagine any district attorney actually bothering to prosecute you if you tried. While I would like to believe that no one would be stupid enough to purchase such a thing, in reality they would probably be lined up, beating on your door, begging to buy a prime building lot. When you print up your official looking titles of ownership, just throw in a few disclaimers in small print about the deed being for entertainment purposes only. That should cover you in case some nitwit decides to sue.

You cannot own land on Mars to sell...you have to have ownership of something in order to sell it.
Are you bored?

If you go there and stake off some land then you will own it assuming there is no own else there to own it. once you own it you can sell it.
