It's not quick--it's Quit Claim Deed. It is intended to convey only the interest you currently have in the property. Most insurance companies will not accept it as valid title unless it is backed up by a full title deed. A really large office supply store, especially one near a court building should have blank quit claim deed forms available for a modest price. Sometimes Recorder Offices will keep some on hand for a small fee, or make them downloadable from their sites on the net. Try searching under 'blank quit claim deed forms' and see what comes up in your area.

The deed should be available in the Registrar of Deeds office. You would need to contact a real estate attorney to draw up the deed.

You can buy a "quitclaim" deed form from Office Depot or the like. You will have to have it recorded in the courthouse after it is signed by all parties.
