Can anyone tell me the approximate cost of having a contractor build a 3 car garge with an apartment above it? The apartment would be about 700 sq. ft. and have cheaper fixtures, carpet, cabinets, etc. Nothing special, vinyl siding, flat lot. I was thinking 25K-30K, or am I way off base?

I'll likely use the contractor who just built my (potential) house. It's 1600 sq. ft. with top quality everything, 3BD/2BA, built on a slab. Custom cabinets throughout the house, stainless appliances, nice fixtures and he's asking 125K. Real estate is cheap in my area.

Depends on where you live but a rough estimate is around 100.00 per SF. Make sure you watch a show called Holmes on Homes on the Dicovery Home channel. You would be suprised how much you will learn about the contractors out there today. I would suggest talking with atleast 5-7 contractors and remember ......................BE SURE THAT YOU CHECK REFERENCES!!!!!!!!!!!!!!!!!!!!!!!!!!!

The price of lumber is at an all time high. And concrete isn't cheap either. Plus it depends where you live -- labor costs for contractors vary greatly.

We built our own deck on the back of the house and it cost us $8,000 for materials -- we supplied the labor. And that's just for a deck!
