If so, with what can I lubricate it with? Would high temp. grease work?

The brushes are made of graphite, an excellent lubricant. You can not significantly reduce friction of the brushes. It would be better use of the time to check and lube the bearings and possibly the alignment.

It isn't worth the effort. The very small amount of resistance, or drag the commutator and brushes present to a motor is very small and has been accounted for in the construction of the motor. If you try it, don't use a carbon based lubricant since it can catch fire. A silicon based lubricant would be best. There are lubricants used, but mainly to control erosion. A little goes a very long way since the carbon dust from the brushes can build up, leading to shorts,which is not good. Such build ups can ruin your day.

Yep,... start cap needs change out. If the motor bearings are dry then changing the condenser fan motor is easy.... if you are at all mechanically inclined this should be no sweat.
