I have found that xceed will evict people because they want some one else to move in. I have also heard that they will force you out if you quit working for them when you lived on one of their properties.

I want to start a class action suit to recover all of our damages.

It's not possible to get an eviction for "no reason." The courts rule on the merits of an eviction and if the owner is going in with the reason "I just want them out" there will be no eviction forthcoming.

FYI, it costs money to replace tenants. Quite a bit at that. Whenever I had a vacancy, my total cost to prep the unit and locate a new tenant was on the order of 2 to 3 months worth of rent. It's in a property owner's best interest to retain good tenants, even if rents tend to be a bit on the low side.

Now, if you work for a property management firm or apartment complex and an apartment is included in the compensation package you'd have to make a choice if you were to stop working for them. You'd have to start paying rent at market rates -- and your employment contract should specify what that rent would be -- or you'd have to move out. If specific apartments were reserved for staff, you'd have to move to another unit if one were available. If none were available you would be subject to eviction to make room for your replacement. Again, this should all be explained in your employment contract.

Lastly, unless you are the victim of an alleged unjust eviction, you have no right to sue or to be a member of the class for a class action suit. Just because you've "heard" that they do this doesn't entitle YOU to any damages whatsoever.

Your attorney would have explained all of this to you. You DO have an attorney, don't you??

I agree with the first poster. You cannot get evicted for no reason. That may just be hearsay from bitter people.

I know someone who was in a similar situation, the apartment complex did try to evict her after she was fired, because in here lease, there was an income criteria. Unfair, yes, but when they fired here, they tried to evict her on the grounds that she no longer made enough money to support rent...although it was paid. It was thrown out in court. The judge knew it was frivalous. (sp?)

Anyways, point is, you need to know your rights. Those people were evicted for a reason. If they were wronged, THEY need to find a lawyer and proceed from there.

Your intrest in their wellbeing is kind. But let them fight there own battles. Your friends may not have liked the rent increase after employment was ended. Maybe they could no longer afford it with no job. Why do so many want to work and live for a company with such a bad reputation?
