I'm amazed your appliances have lasted 30 years.
You can fix most of those things yourself.
And if the ceiling leaks, is it coming from a broken pipe or does your roof leak?
So get to work fixing that stuff and make your family proud of you.

Regular repair and updates are important in any home no matter what the age. I consider a 10 yr. old home old if there have been no updates. If you have left this home alone since 1977 I'm frankly not surprised that you have the issues you have noted. Homes require constant repair and updating. Refrigerators should be kept for maybe 10 yrs, dishwashers have a shorter life span if you haven't spent the money for a quality one, carpets and flooring updates should have been done in the 80's, 90's and 2000's regularly. The kitchen probably should be gutted and updated to what is standard by today's trends. Regular checks on heating and plumbing should have been done all along. Homes take work. They don't just exist. It's not about what breaks. Take the bull by the horns and keep the house up.

As with all things including our bodies, if you don't do maintenance everything will fall apart. Generally, there is always something that needs maintenance on a house. At regular intervals a house needs to be painted or the wood and siding will look awful. Appliances usually last ten years if you are lucky so it looks like your family was VERY lucky! Plumbing needs repaired or replaced. electricity needs updating. Carpets and tiles need replaced fairly often. It is a just a race that never stops. It you don't take really good care of stuff by replacing and maintaining a home it soon falls down around you.

Let's rephrase it, in case you totally missed my point: Everything in the house is roughly thirty years old. Most appliances don't last that long. You can't figure out why everything is no longer in good shape? Really?

I think that you answered your own question: Because your house is 30 years old and everything in it is original.
Things such as houses and appliances need to be properly maintained, cared for, and updated, as needed.
