If they come in, what do they look at?

they need to come inside and look at the upkeep of the home, are things falling apart or are things in good condition. They will look everywhere. If a house is just messy, clothes not picked up, dishes in the sink, etc, that will not affect the appraisal, but if things are damaged or not in good condition, that will.

For a tax appraisal it is from the outside. If you place it on the market and the buyers bank wants an appraisal, they will want to see the inside!

We have had appraisers both for selling and buying our homes. A thorough appraisal is to show that your home is totally functioning and there are no hidden problems both inside and out. An appraisal should take a few hours or so. They check all the wiring, water, heat and air conditioning units. They look for possible water damage or uneven flooring. They check all windows for proper seals or wood rot both inside and out. They look for wall and ceiling cracks and check fireplaces and chimneys. On the outside they look for structural problems and water drainage issues, roofs, eaves, and siding problems. In other words, they look at everything. You want an appraiser who is thorough whether you are selling or buying. If you are selling, the new buyer pays for it. If you are buying it's your ticket but can save you big bucks later.

We had our home appraised to have PMI dropped. The appraiser came inside. It also helpful to provide a list of improvements that you have made, when the improvements where made and the approximate cost.
Our appraiser also took pictures of all the rooms our home to include in his report.

I had one appraised about 6 yrs ago, they only looked at the outside.

I had my loan refinanced and in order to do so...I had to have it appraised again...and YES...they come inside to look at it.
