I've been working harder than hell for almost a year now, I've lost somewhere around 40lbs. of fat, and gained 20+ lbs. in muscle, my six pack is starting to show, but there's a small ammount of fat there that I can't loose. I need to lose about 12 more pounds, but it's not going away.
I run 5mi. every other day at 7+ mph. and I lift every other day always changing my lifts and orders. I have a very good diet, around 1800-2200 a day and nothing saturated

Y won't this last bit of fat come off? what can I do to get it gone, and gain more muscle (I'm not as cut as I should be after a year)

those last few pounds are the hardest to lose. i would suggest switching up your workups because you sound like youve hit a plateau.

also try to either increase your workouts, or decrease your calories. but dont do both, because i think that would be unhealthy.

it wouldnt hurt to go to a nutritionist if you could afford one. plus a physical trainer could vary up your workouts.

If your eating correctly and working out often, then all I can recommend is changing up your workout. The last 10 pounds can be the toughest to lose. Trying changing your cardio workout to an HIIT cardio workout. And with your weight lifting, I would incorporate more total body workouts. They help burn more calories while building muscle.
