Living areas that flow from one room to the other, with comfortable furniture. Large kitchens for people to gather. These are some of the material things that make a house.

As far as the layout, the only thing I can think of is that the front door is not blocked so I can get in! It's not so much the layout of the home as the spirit in the home that makes it inviting. Cleanliness is certainly a big component, but also the homes of people who pray and are good people have a different spirit in them.

Friendly seating area. It's nice to be able to talk without yelling or needing to turn sideways to chat. Ease of movement. Not having to go through a maze to get from one area to another. Furniture placed for ease of use. Having a coffee table so close to the couch that you need to turn sideways to be seated is not cool.
