I understand that I didn't pay him "per say" but in the end I paid a price for the house that could have been lower if he didn't get paid? Right? I guess it just seemed odd that he would sell so hard this agreement that said he would do whatever he could... buyers agreement... then did basically nothing and made a heck of a lot of money.

bostonianinmo.. I looked up and found all the houses that I viewed. I made the paperwork from a blank form that he gave me to submit my purchase offer. Of course the 1 day that he looked at houses 2 hours he got me into several because he had the ability to get the keys. He told me he was supposed to work for me...as my agent, not the seller. But really when it came down to it all he did was let me into a handfull of houses.

If you weren't happy with the services of this Realtor, you were entitled to cancel your contract and go with someone who would work for you.

No, you wouldn't have gotten the house cheaper without your Realtor, the listing agent would have kept the entire commission.

Did you submit the offer yourself? I am not sure why you were presented a form, but there is a LOT more involved in getting a house to closing then the initial offer.

Since you made the offer to assume that the price would be lower w/o an agent is incorrect. You set the price and it could not have been more then the appraised value. The sellers paid, not you.

Additionally the real estate broker (agents boss) that everything was done legally. You should not have had contact with the sellers agent, but I am not sure that you did.

As far as looking at houses. There are soooooo many on hte market right now that it is common for the agent to send the buyers a long list to look over and then pick the ones they want to see. Your agent did nothing wrong in doing this. This is standard practice.

He's working for the seller, not you. Since he got the place sold, he gets paid. Pretty simple!

And you're not paying him anyway, the seller is. Sure, the payment came from the money you paid so you did pay him indirectly however the contractual obligation is between the seller and the Realtor so only the seller has any legal claim against the Realtor for the value of the services rendered.

Just out of curiosity, what work did you do that the Realtor should have done for you??

Using a Realtor is a choice and if at any point you felt that the service was substandard, you should have went to the Broker-in-Charget to discuss the deal.

No, you wouldn't have got the home "cheaper" if you didn't have a Realtor...I preach this ALOT on Y!A...the selling agent or the seller would have pocketed the FULL commission since they didn't have to split it.

You don't get a discount for not using a Realtor as a buyer, that is why I always recommend that someone has one.

Well, since you purchased a home, the commission isn't paid by you anyway. It is the seller who ends up paying the commission, so why are you concerned?

If you weren't happy with him, you should not have dealt with him. You continued to work with him, so he gets paid.

Cause you signed a contract to use that person to represent you, and agreed to pay them for their time.
