In CA, is a person who is renting out a home to someone else supposed to provide them with a refrigerator when they rent out the home? I'm most interested in this but I wanna know about the stove, washer, dryer, other big appliances too.. thanks!

I'm just asking because my parents are renting out a house and we had left a fridge in the garage of that house that's ours (although the tenant has his own) and he brought it inside and started using it as his own, but now we need it for our house because ours stopped working and he's acting crazy and not wanting to give it back because he claims it came with the house.. but it was NEVER mentioned in the lease. So just wanted to make sure we can go and snatch it back.

No, the landlord is not required to provide appliances. They can do it as a courtesy, but they can't be forced to do it.

No, a landlord is not required to provide a refrigerator, or any other appliances either. It's a matter of negotiation between the landlord and tenant.

In the case you mentioned, since a refrigerator was left in the home the tenant may use it. Anything that was in the home when the tenant took possession is there for the tenant's use. While it SHOULD have been mentioned in the lease that a refrigerator was or was not included, since your parents left it there the tenant may use it. Your parents may NOT remove the refrigerator from the home now unless the tenant agrees. The fact that he has his own refrigerator is immaterial. They should have removed the refrigerator before they gave possession of the home to the tenant. It's too late now!

No, not necessarily.
When a person is looking to rent properties, part of previewing each house or rental, INCLUDES looking at the property and FINDING out what is included. MOST places DO include a refrigerator, stove, etc... BUT NOT all of them do!

When you are interested in a particular property to rent, those are the QUESTIONS you need to ASK the real estate agent! ASK WHAT exactly is included. : )

Although refrigerators, and the other kitchen appliances are usually included... the washer & dryer units may NOT be.... so make a CHECKLIST of these types of questions beforehand, and remember to ASK first! : )

Boston is right. In CA there is no obligation to provide appliances. BUT, if the appliances were on the property when it was rented then they are part of the rental. They can not be removed by hte landlord.

It should be mentioned in the lease agreement if a fridge is included or not.
