Renters who did not pay their rent abandoned the place to their own fleas and cockroaches. In cleaning the house, I discovered they'd coated the entire floor and drain of the stall shower with concrete, and stuck a screw driver upright into the drain. Obviously it was done some time ago, not because they were mad at me or even believed I'd evict them. What's the purpose of this?

This is nothing new. I have had them pour flour and rice down the toilets, the drains etc. Then flush the toilets and put stuff on the handles so they run, turn all the faucets on, etc.
One guy forgot, I was storing his PC and portable gym for him, I still have it.
The next time insist on heavy deposits and up front and insurance.
Go in every month and inspect, I insisted on it. Make sure what is broken is fixed right now. Keep up on everything.

Because some people are total jerks. I've been a landlord for 22 years and I've seen it all. Your best insurance is a hefty deposit and a contract that allows you to periodically inspect the property. It takes a special personality to be a landlord. Good luck.

this is the typical. thing most renters do, it called spite
today ,we demand credit checks, and large depiots
however there no safe guard .
you just have to let it go and move on
just choose your next renters better.
people that rent tend to think a look different from people that own there own houses,
they really dont care , sad but true
one point, when you asking for references, ask for the last two, people they rented from , as the last one
want to get rid of them

because they can and do there are good tenants and bad the same goes for landlords what you need to do is get three estimates to repair the damage get the amount owed in back rent then ask the post office for there forwarded address or go to zaba search when you find them go to small claims court and get there wadges garnished
