Over the last several years, HUD has come to realize the value of home-ownership for individuals of low to moderate incomes. And with the recent housing bubble popping, there is more emphasis on making homes affordable. Thus HUD has a few programs to help individuals like yourself.

Two programs I can think of off the top of my head that you may be eligible for is Public Housing Homeownership Program and the Homeownership Vouchers.

Public Housing Homeownership was developed to help individuals currently living in public housing complexes to purchase the unit they are living in from the authoritizing public housing authority. You will need to talk to the administrator or executive director of your local housing authority about this option, as it is administered and decided upon solely by them.

The second program, Homeownership Vouchers, works similar to the Section 8 Voucher program also run by HUD, except instead of monthly payments to the landlord to help cover rent, they are made to a bank to pay for a mortage. Not every housing authority is involved with the program and you would need to ask at your local office. If you are currently living in public housing, you will need to apply for housing vouchers first before you are eligible for this program according to HUD regulations. It also important to note that HUD does require Housing Authorities "provide homeownership assistance when required as a reasonable accommodation to a family with a disabled person. "

Additionally, the US Department of Veteran's Affairs operates a Veterans Home Loans program. The program offers low-interest and zero-down payment loans, and assists in retaining homes during times of financial hardship. You qualify for a VA loan, call your VA rep. they'll be able to help you with the paperwork. Are you a first time homebuyer as well? There are alot of programs for you if you are. Check your local city, county and state websites. I'm in Cleveland and there's programs offered by all three levels here. Keep in mind that this is a buyer's market, and there's lots of houses out there and a shortage of buyers, soo....Happy house hunting!
