I'm trying to bid for a house that has a report of 16,000 on termites, it has problems on the back fence with tree falling on to them from the neighbors side and the house is small with two rooms, but is a great area in El cerrito, california near shoping and bart my way of traveling.
im asking for the 16,000 back on the bid and help with the closing costs but im not sure if the real amount that im needing is major, the realtor asure us that we can pay with this money and theyll fix the wood etc and that we are not going to expend more money on the back we just need the permit from the neigbors not the city of el cerrito im betwen because i like the area, but im not in love with the house.
where can i find information about this? and make the diference in money for my husbund to see?

Did you have the house inspected by a professional inspector? Pay the money and get an inspector. Is the Realtor yours (contractually obligated to represent you) or is it the seller's Realtor?

If someone is admitting to $16K worth of termite damage, there might be even more when the open up walls. Could be a real money pit.

It would be even worse if you are overextended yourself to buy this place.

in case you somewhat like this homestead, truthfully - proceed. Termites contain the territory. they are under the floor; all properties have them finally in some way or yet another. this is purely area of homestead possession and you handle it whilst it happens. as properly, the broking has to preserve any termite harm/infestation chanced on by using the inspection. broking won't be able to flow components without termite inspection (in California, besides.)

It would be better to save a little more money and get something that you are in love with. Its a huge investment that will affect you life, do what makes you feel good, not what makes you worry!

You NEVER buy a house with termites! That's like paying for a carwash with acid waxing, or like getting your haircut in a lice-infested barber shop! Jeez... I don't wanna sound rude, but THINK about it...

Dont buy this house. Some day you will look back and feel happy that you didnt buy it. It is a strict NO NO.
