my neighbour rents these fields off me for his horses, but was just wondering what they are worth if i come to sell them.

depends where you are and what you would be selling them for. If they have planning permission for houses then a lot more that just selloing them as grass fields.

A friend of mine is buying 7 acres in West Somerset for £30,000. There is NO WAY she will ever get planning permission on this land. Hope this gives you an idea, but really depends where you live. Around here, smaller (up to 2 acres) pony paddocks are worth much more per acre, so you might get more if you sell as 2 or 3 lots.
