In old english the word ghost was taken for spirit. You must be reading a KJV.
Remember 1500 words have changed their meaning since 1511 and some to the exact opposite.

Nothing. They are just different words for the same thing. They can both be used in a religious sense eg. holy spirit or holy ghost and have a non-religious supernatural meaning.

Same. Holy Ghost is Holy Spirit. Not all creation are born with flesh and some are spirits.

Ghost is a spirit too. Anything God has created has a spiritual dimension to it. We humans have both Physical and spiritual dimension. Ghosts have just spiritual!
