It isn't as impossible as you think when it comes to selling an 'unlivable' house. For a person has the right to list and sell a home with 'as in' clearly stated. But be certain that you are completely upfront about all that is wrong with the house, that way the buyers cannot come back on you for giving out false an inaccurate information. If you list it with an agent you will have to fill out a Seller's Disclosure form of some sort and that will take you step by step through the house and you will be able to list all known problems and defects. But selling a home in an 'as is' condition you will have to take less money for it then you might want.

sell it as a "fixer-uper" for a handiman...or if it has been condemned by your county they you'll have to pay for it to be torn down and then only sell the land and you can list that land with a realtor (although land is very slow, for the most part, to sell, sometimes it sits there for ten years or more). Or maybe you can sell that land to the neighbors living next to that land. Ask them if they want to expand their property, maybe you can leave the unlivable house there and they can reinforce it and put their equipment in there. To sell it you may have to go to a real estate attorney who could write up a contract (so you're covered and the buyers know what they are exactly getting into, buying and so that you protect yourself against suit).

What is unliveable to one family may be a blessing to another. Some defects are easily correctable.
Every property has value to some person. It may be difficult to get a loan, however.
A real estate broker will be willing to sell any property.

Determine if livability is curable or incurable.

If curable determine a cost to cure.

Reduce the cost of the home 10-15% from its market value, then reduce again by the cost to cure.

The 10-15% is the discount for the inconveniance of having to cure a problem.

Or cure the livability and sell at full price.

If uncurable sell it as is for the value of the land.

Fix er up as to hid the "unlivable" part, or just dump it. You may take a hit but hey, life sux. It kinda depends on what the situation is. Ppl just dont have "unlivable" houses laying around in the garage.

FORMULA 20:00 X 2000 = 40,000, OR YOU COULD SELL IT ON E-BAY, IF YOU HAVE GOOD CREDIT OR KNOW SOMEBODY WITH GOOD CREDIT YOU COULD FLIP-IT AND MAKE A PROFIT,HARD WORK THOUGH! DESTROY THE HOUSE AND SELL THE LOT,CHECK OUT REAL ESTATE PRICES FOR LOTS IN THAT AREA YOU COULD MAKE A PROFIT THAT WAY. WELL GOOD LUCK.

Make it livable or sell it for really cheap in the newspaper. A guy was just selliong one a couple of months ago, where I live, for $4,000, and sure enough, it was taken by the end of the week! Some people like to do fixer-uppers!

It definately couldn't be sold for anywhere market value.
It would have to be cheep and someone would have to buy it on the pretenses that it was a project. If you sell it to someone as livable it will come back to bite you in the booty!
So sell it as a project only to someone that knows all the work that will have to go into it...some money is better than no money.

Advertise it as a "Handyman Special". Don't even mention "Unlivable" anywhere. Good Luck.

Your best bet is to tear it down and sell the lot. With the market the way it is all the others depend on finding just the right person, a lot appeals to many people
