Any members here are working in Legal Firm who can provide me an answer for my curiosity?

As we can see now, most of the Residential (Taman-taman) in Klang Valley are guarded by securities. Residents have to pay monthly security fees. However, are this fees compulsory? If we do not wish to subscribe, do they (the securities) has the right to block us from going back to our own house?

Nope. Never involves any contract. The guards were appointed by community members, were we are 'forced' to join.

If I dun like, can I just stop paying the protection fee? Isnt it ridiculous to have to pay for entering own home. If really security fee, it shd be optional.... now it sounds like 'protection fee' in triad. No choice, like or dun...

Usually when there are community fees charged by homeowner boards than you must pay the fees or risk being sued by the board. No, they can not block you access to your home.... HOWEVER, they can sue, place a lien on your home and if serious enough and enough fees add up, they can take over ownership of your home and have you thrown out.

Either pay the fees or sell out and move to a community that has no such fees. That's your only choice.

Heck, for my neighborhood / Sub-division, I pay over 2 grand a year in Home owner's fees... And this does not include me government property taxes.

If you sign a contract adhering to payment of dues, you are bound by the said stipulation because residential areas are often protected by security agencies for public order.
