Why Would You want YOUR son to have YOUR house?

Is it tough paying the bills?

How about trying to support Your Family?

Do You Want Him/Her To End Up in the street when he loses his Mortgage,Insurance,And mostly his survival rate?.
If you give a 12 year old a house,
You know what'd happen right?!?

He'd have a 0% Survival Rate.

Children can't survive on their own unless their completely mature 15 year olds who has an apartment,Uses money Wisely,Which i hardly see.
When Your Son says ''I want to be a scientist when i grow up''.

Are you trying to get the house out of your name so that it cant be forclosed on or somthing like that? Thats the only reason I can think of that someone would want to give a house to a kid. You can put it in your will to leave it to him but I dont think u can sign it over to him till he is an adult but u should talk to a lawyer to make sure.

You have to wait until your 12 year old is at least 18 because a minor can not by law be involved in a contract.

I don't think you can. How can a child who cannot legally sign a contract own something like a house?

You can, however, create a trust and put the house in the trust and make him the beneficiary of the trust.

you have to be at least 18 to have a house signed over to you, at least I'm pretty sure.
