This is a legal issue and you will have to contact a lawyer. It may be possible to will the house to your son when he is an adult. Only a lawyer who is familiar with the laws in your state can give you reliable information on this.

Why Would You want YOUR son to have YOUR house?
Is it tough paying the bills?
How about trying to support Your Family?
Do You Want Him/Her To End Up in the street when he loses his Mortgage,Insurance,And mostly his survival rate?.
If you give a 12 year old a house,
You know what'd happen right?!?
He'd have a 0% Survival Rate.
Children can't survive on their own unless their completely mature 15 year olds who has an apartment,Uses money Wisely,Which i hardly see.
When Your Son says ''I want to be a scientist when i grow up''.
Your Reply would probably be:Sorry,You're Going To Work At Mcdonalds!!.
Well,Your not going to make this happen,Unless You Have A Lawyer.

Are you trying to get the house out of your name so that it cant be forclosed on or somthing like that? Thats the only reason I can think of that someone would want to give a house to a kid. You can put it in your will to leave it to him but I dont think u can sign it over to him till he is an adult but u should talk to a lawyer to make sure.

You have to wait until your 12 year old is at least 18 because a minor can not by law be involved in a contract.

I don't think you can. How can a child who cannot legally sign a contract own something like a house?
You can, however, create a trust and put the house in the trust and make him the beneficiary of the trust.

Talk to a lawyer. Why are you trying to assign a major asset to a 12 year old?
