I haven't observed or experienced the exploitation that you suggest that you "usually" find in churches. However, I have observed and / or experienced exploitation in business, in relationships outside of church, and from strangers on the street. As to why some people want always to exploit others, it is to feed their own selfish interests -- also known in Scripture as lust, which is not limited to its usual sexual connotation.

There will always be those who wish to exploit others. They do so because they feel they are superior. The term 'exploit' means to 'act' or some 'deed'. However in your usage you mean to 'use' someone or to 'take advantage' of someone.
It is NOT limited to any religious groups. It happens everywhere. If they see you as weak or gullible they will try and take advantage of you. If you have weaknesses such as 'greed' they will try and con you to make more and then take all your money. Taking advantage of people is as old as any civilization. It is the 'law of the jungle' in many places. This of course causes people to disbelieve and whatever 'good' messages within the religious organization are NOT heard. You asked WHY. The answer is that it is human nature. But it is also human nature to help each other. That is why we have the 'concept' of 'give and take'.
If you just 'take' you are trying to 'exploit'. But the 'Law of the Universe' is much bigger than that. Whatever you take you will have to give one day. It is a balance you cannot change.
Thanks for another interesting question!!

Human nature.
God-Sex-Money ... 3 keywords best known by search engines ... 3 sources of power ... the quest of human nature.
Some people just don't know how to handle power ... They may have good intentions at the beginning of their service, but if their love for God is not strong and it's not biggest than anything else... when other people put this kind of people in a situation of power, they exploit others because they were not ready ... because they are not mature in love.

Don't know what you're talking about but.......
Nobody exploits anyboby in my church. We are accountable to God and to one another as a body......that's not really exploiting.
