I'm new to the real estate and my neighbor try to sell their home. Other agents in the company is telling me I should try to talk them into selling their home with our company. What are other advantages besides earning their commission. It's been over 3 months sign is still up. I'm thinking how should I approach them. any advice would be great thanx

For Sale buy owner will save them your commission. What value can you give them they can't do for themselves? Advertising, open houses, marketing advise, listing on line and the Multiple listing service. If you are worth the commission to them and have the experience to help them they may just decide to allow you to sell it.
Three months isn't long and other agents have probably offered already. Your advantage is you know them so you can just remind them you list homes when you see them.

From the manner of your question, I'm going to make a broad assumption based on experience that your not only new to Real Estate but probably have little to no sales experience in general. In the last 7 or so years, particular during the housing 'boom' thousands upon thousands of people got themselves real estate licenses and entered the business. Real Estate classes advertised for clients by showing examples of huge commissions and how easy the business was to make lots of money. 95% of those people are now either no longer in the business or just barely hanging on. Real Estate sales, even in the best of times is a very tough business. Yes, it can be very lucrative, but it is not a part time job, nor is it somethign you can do without being absolutely and unequvically devoted to it. Those 6 figure incomes dont happen until you've been in the business for at least several years, you've learned gobs of information about your market and done such spectacular jobs for people that you have aquired references and leads from clients.

If your in real estate sales and your asking the above question you really need to sit down and take a hard look at this career move. Are you willing and able to dedicate the 40-60 hours a week of WORK this job requires? Are you willing and able to be bold and make the connections and propositions needed to be successful? Will you provide better service to clients than the other agents in your market? Can you be aggressive in selling homes and prospecting for new clients? Selling real estate isnt about listing a home and wait for people to call you.

If you honestly answer all those questions yes, then listen:

You need extensive sales training. Most can be done on your own, although you will probably want a mentor who has been successful in the field to provide guidance. Pick up, How to Sell Anything by Tom Hopkins and read it over and over and practice it. You can make a killing in Real Estate but you can only do that if your better, work harder and are smarter and more motivated than nearly everyone else in your market.

big advantage is that you will be easily able to show the property because you live close by. Go and knock on their door, ask when their current contract is up and offer to list for them then. Otherwise, you can sell the house and split the comm with the listing agent

Invite them around for a cuppa/some cake and ask them how the sale is going. If they're getting frustrated by the fact that it's taking too long, offer your help maybe...?
