Funny you should mention Sacramento, which unfortunately is not in the Southern California area. I am so sick of living in expensive L.A. and intend to pick up and move to Sacramento by the end of the year. It has everything that L.A. has, just less traffic, no smog and overall less in cost.

I live in citrus Heights which is part of the Sacramento metro area. It is a pretty good place to live, we just don't have Disneyland so I have to drive to Anaheim for that. We do have traffic but since we are smaller geographically it is not as bad and we do have some smog but nothing like LA. There are good schools and a real sense of community. We also have an NBA team and its just a couple of hours to the bay area where there are two NFL teams and two MLB teams and another NBA team plus the San Jose Sharks NHL team. Sacramento is only about 6 to 7 hours to LA, less than an hour to the mountains and a couple hours to the beach. We also have some great community colleges and Sac State university, and UC Davis not far away so other than Disneyland we do pretty much have it all. plus rents are lower and if you can afford to buy right now is a good time. Stay out of Natomas, Oak park/south sac/elk grove, look at Carmichael/fair oaks/citrus heights/roseville.

You would probably like the Natomas area of Sacramento, which is south of the Sacramento County line, north of the Garden Highway and the American River, west of the Natomas East Main Drain, and east of the Sacramento River. Natomas has both family oriented housing, ample retail establishments, and close proximity to Sacramento jobs.
Roseville and Rocklin are also very nice, clean cities with excellent schools and shopping.

Try Vietnam. You can live here really cheap. Under a grand a month. great food good girls and the banks pay 10%. Retire early and get out of that rat race. I did.
Seriously, There are lots of inexpensive communities in the LA greater megolopolis. The towns of Apple Valley, Victorville and Hesperia are very inexpensive and have great services, Of course it gets real hot in the High Desert. The same can be said for the greater Palm Springs valley.
If you don't like the heat, The mountain communities of Lake Arrowhead, Crestline, Big Bear and Wrightwood have many nice homes at reasonable prices and they have that small town feeling that you get when you are in the mountains. I have appraised many homes in these areas and have been tempted myself. Beautiful country and nice people.
So, There are many choices for you depending on the job you want and the type of climate that you like.
If you really want to get away from it all. Try Hellendale, Its a small lake community in the middle of the Mojave. Nice houses and very quiet.

Sacramento is north to San Francisco. It is about 9-hour driving from Los Angeles.
I live in Anaheim, CA, a beutiful city. Disneyland, the Anaheim Angels and the Mighty Ducks will be your neighbors when you move to Anaheim, CA.
The quality of living is very high in Anaheim, while the cost of living is very affordable.

in case you reside in l.a. then you definately could know that that's a lot greater affordable to stay in san bernardino county. attempt finding into moreno valley. you need to purchase a 3bdrm domicile for below 3 hundred,000. good success and god bless
