I work at a low-key motel where I am able to read, surf the internet, and do homework when not busy. The maintanance man likes to come and talk to me for a really long time when he sees that I'm reading or something. I have tried looking disinterested, getting back to my book, etc. He's a very nice man and I don't want to be rude, but sometimes he won't leave even when he sees that the conversation is dying! By the way, it's not like a good conversation that can be fun with your co-workers (I love talking with my other front desk co-workers). This man is much older and really has nothing to say, but likes to ramble a lot.

Basically,he's being rude to you by interrupting your reading.
I dont think you can be gentle with this man. You have to cut him off at the pass and say you really have to get some work done. If that doesnt do it, you'll have to be blunt and say you really dont like small talk and prefer to read or surf the net. He'll get over it,he's probably only listening to his own voice. when he's talking.

Try eating a lot of spicy Mexican food with a lot of beans in it and try holding and then releasing the pent up foul smelling pressured air when you hear your annoying maintenance man approaching. Then pray to God that he doesn't have a sexual fetish for women who release their pent up foul smelling pressurized air in their presence and finds it disgusting enough to think your a pig and now tries to avoid any future meetings with you. Keep repeating the above procedure as often as necessary to achieve the desired results. Good luck.

Maintenance men should not be hanging around the front desk for such a long time yakking. Your seniors should be told about this.

This works wonders for me. Go to Starbucks or a Juice bar and buy some Smooth Move or laxatives and dump out half of the juice---more or less depending on how annoying---and then pour away with the laxatives. They won't bother you all day.

mabey hes lonley and just wants to be part of the conversation you could politley tell him that your really into a good book. tell him a little about your book, mabey that will stir up a better conversation.

Just tell him straight out. "Bob, I'd love to talk, but I really have to finish this book/homework/whatever, for school. I'm just pressed for time. Okay?" Say it nicely, and then say "thanks!" when you are done. It's not rude.
