I got my house appraised 10 years ago. The appraiser said that it was $1,050,000. I need to know how much it is today? Its water front, you can see st. clements island, 3 bedroom, 1.5 baths, each room has a fireplace in it, 2 story house, 2 piers, 7 ancrs, house is older than 100 of years, 2 car garage, heating, sidewalk, view of water in each window, attic, screened in porch, 2 sheds, and seawall. I really need to know what my house is worth i need your best appion! Thanks!

It might be more, it might be less.
The housing market is screwed up right now - and there are a lot of houses up for sale, a good time to buy, but not a good time to be selling. A lot of people are having to drop their prices severely in order to sell them.
It sounds like yours is a pretty unique property though - so you won't be dealing with average buyers. The main question is how well you have maintained the house over the last decade - and any improvements you may have made to it.

Why are you asking the "appion" of strangers, especially when you don't even say what city and state the house is in? (I've never heard of "St. Clements Island").
"Location, location, location" is the key, not just the home's attributes.
If your appraisal was over a decade ago, then you need to get it professionally re-appraised. Your property tax records will also give you a big clue.
BTW, if you can afford a million dollar home, I still don't understand why the heck you're asking internet surfers for help! But, if you're interested, I have this great bridge in Brooklyn that I'd be willing to trade for this great-sounding home of yours! ;)

Most real estate companies will do free appraisals of your homes worth, though they'll try to get you to list it....
Log on to the tax appraisers web site and look up the addresses of a few local homes that have sold recently, to see what the "going price" is in the neighborhood.

Making improvements help raise the appraisal. It also depends on location, market prices and many other things. Call a realtor and tell them you are thinking about selling. They will do a walk through and give you a price at what they would list it for. Dont sign any papers, then wait a few days, call them back and tell them you have changed your mind. Worked for us.

call a realtor or get an appraiser to come give you a written appraisal - costs about $300.
I'm in Maryland too and I could give you a phone # for a great appraiser!
