Ok, earlier today I got a knock at the door. My girlfriend is at work and I am working hard at learning CGI. I get up to answer it, "what is going on in bathroom?" (he's polish) I was like "I durno" so we went to the bathroom and the toilet was running. He went to go reset it while cursing F*** this and F***in that. He started yelling at me, and I was like excuse me?? Thats harassment you know! Well he wanted me off the premises. Thats cool. Well apparently he talks like this to my girlfriend a lot, she works for him and his motel. When she moved in she didn't have a lease agreement. Is renting out an apartment from a lagit business in Colorado illegal? Also, if it is legal, what rights do the tenants have if there is no lease? There are many problems with this guy.

The only problem you went on at length about was his cussing while fixing the commode .

If there is no lease , it is month to month and either side can give a 30 notice to quit .

She has to consider her options . . .
Current cost and the cost of a new place ?

Your only rights are to privacy , heat in the winter and a place free of health hazards ( toxic mold , rodents & vermin etc )

Beyond that , you have a right to move with 30 day notice .

FYI - Cussing may be bad manners but it is NOT harassment .
You should get a clue on that , because going down that path will be a waste of time and a judge will eventually tell you " You Loose " .

its not illegal not to have a lease, a lease is to protect the tenant and the landlord, she could try to negotiate one but sounds like not having one may be better, if she wants to get out of the place,

She needs to get a new job and a new place to live! If she doesn't have a lease, she doesn't have any legal options so have her move. He's horrible! It's his durn toilet and he needed to fix it any way!
