My apartment manager doesnt do her job, i've got a heater that needs replaced in the kitchen my kitchen cabinet fell of 6 months ago i've tried to attach it several times. but the metal pieces are just grinding away because its not lined up right, my refridgerater doesnt keep my frozen food froze, it leaks water out the back causing a mold problem underneath it. The heater in my sons room will shut off completely for hours, and that isnt good in winter in the north. My bathroom is directly over the kitchen and the toilet leaks into the kitchen light then onto the floor YUCK. Among other problems. With noise in the apartments, my hot water heater is not staying hot enough for a 20 minute shower and the temp has been turned up on it.
the list just goes on! How do I go about getting things fixed with out footing the bill?

Sorry about that, its not that i have heaters in the rooms, i have base board heating, with a thermostat in every room. I highly doubt she is trying to get rid of me, she treats all problems in these apartments like this, we all need to get together and do something about it. I had a hot water leak with my faucet I had to live with for a year and a half before she replaced it. After about 20 letters informing her it was broke beyond repair. The only reason that was replaced so "fast" was because the water is included here. I wish I could move away from this apartment and its never ending problems but i'm stuck for now. $$
I think you all are on to something with the slum lord thing...this woman who manages the apartments actually lives in one of the apartment complexes..but i bet you its perfect.

I agree with answer one and if that doesn't get the ball rolling try calling The Housing Authority, Code Enforcement, and/ or your Ombudsman. In our town we even have neighborhood representatives that can get you the help you need. Good luck and remember this, if you go to look at a place and it's really easy to get in to, chances are you are dealing with a slum lord. Be very cautious, because it's always us tenants that get it in the a**.

Forget about "forcing" her to do anything, Unless it's a direct health issue, there's nothing you can do about it. Don't under any circumstances withhold the rent, this will get you evicted and in court also, you will find yourself in bad light with another rental.

With all that's wrong, leave. It's going to take some time from what you say, to correct everything in the place. Maybe this is what she wants, to get rid of you. I've seen this happen more then once. This is the way to get rid of a tenant, make then leave.

Winter is coming, why do you have heaters in rooms, why doesn't the heat keep up? I would leave if I were you.

Other then this, you could go talk with her, maybe she's broke and can't afford to fix anything, there are slum Lords like this. They live on the edge themselves.

--Find out the management company and contact them directly.
--Find out the actual owner and contact directly. Depending on where you live, this is public information available from the County Recorder's office.
--Check for a Landlord/Tenant Union in your city. This is a tenant advocacy group and can advise you, usually free of charge.
--As suggested before, review your landlord/tenant laws for your city and state. There are remedies for landlords and tenants.
--Keep documentation of all of your issues. If you make a phone call, follow it up with a letter. Keep copies of all of your correspondence.
--Mold, toxic mold is dangerous to your health and that of your son's, it is also a highly litigious issue. Call your local health department and request that it gets tested.

Stay calm and keep documenting all your contacts with your manager. The sad thing is that it would take a maintenance man about two hours to fix everything in your apartment and not a lot of parts, either.

(The drain line in your refer is probably plugged, so if you get frustrated and want to take care of it yourself, google that term and you can do it yourself. I don't think that you should have to, but it's an option).

You have renters rights , call your local Health Dept,Housing Authorities,The city in which you live , The E.P.A. about the mold,News Channels,News Papers, call any and every person or place you can think of...expose her and the property to the public,if you scream loud and long enough someone will here you , you have the right to live in a safe and clean environment, that is the law.

I would get legal advise, a lot of things can go wrong legally. I have a couple of things I could tell you, but I'm not a lawyer or a paralegal. If you go about it the wrong way you can be sued and/or have credit problems down the line.....From what you have said, sounds like a SLUM LORD.......Also check your lease to see what is covered and not covered......

Just take them to court like they would if you missed your rent payments. you're not responsible for footing the bill at an apartment thats why it is a rental property. you pay for all that stuff.
