No, they aren't all small. There are mansions in Sapporo that take up half a city block. Normal houses in the suburbs are about as big as a typical house in the US with a comparable number of bedrooms. (However they do have smaller yards, and they are built very compactly...the garages are underneath the two-story houses with flat roofs)
My knowledge is mainly of Hokkaido, but what I saw in Tokyo wasn't much different, the houses were just closer together still.
That said, a lot of people DO cram into small apartments. A lot of apartments are barely bigger than a college dorm room.

It all depends on where you live. I live in Osaka so my place is pretty small, but fine for 2 people. However, it's an old apartment and the doorframes are all really low, so I spend most of the time walking around like a hunchback trying not to hit my head. Out in the country though houses are much bigger, although I can't remember ever seeing a swimming pool in one.

You'd be surprised how small they really are if you came over here...
Last week I saw a tv program on the US mortgage issue and got a glimpse of some houses ordinary people are living in over there. I was simply stunned how big and comfy-looking they are.
Not even in our wildest dreams can we imagine ever living in houses as spacious and luxurious, and that's even with the same kind of jobs and pretty much the same level of income! The job one of the guys I saw on the program is doing is exactly the same as a friend of mine is doing, but while the guy is living in a mansion with a pool that only celebrities could afford here in japan, my friend is living in a run-down two-room apartment just like mine. Their job is driving long-haul trucks. Or it may be that the houses I think of as "mansions" are nothing but ordinary houses over there. In fact all the houses in the US I see on TV or movies seem to me like mansions in our standard.

Japan is an incredibly mountainious island. The available proper land to construct on is in basic terms approximately 20% - 30% of the completed land mass - this coupled with the massive inhabitants forces up land fees and people for this reason build smaller residences.

It really depends on where you live. Most homes in cities like Tokyo and Osaka are quite small because of how crowded the cities are. Whiles houses outside the cities are rather large. Yes i have a friend, whose father is a stockbroker in Tokyo and they have a mansion with a large garden and swimming pool. In many parts of the country, i've seen many small houses whiles i've passed homes which are very big in comparison.

Mr.Heo, 허귀식 South Korean reporter of Joongang Daily, reported with the research from Korean Institute of National land in Dec 9 2005.
He says the average living space is:
68.10 sq meters in the US
66.12sq meters in Japan
24.79sq meters in Seoul, S,Korea
(Idk why he reported only Seoul.)
I have also ever seen similar data in the world ranking regarding living space (I couldn't find it though).
Actually Japanese houses are not that small as a whole. The houses in country area are large.
However, the space of the room in Tokyo and Osaka is small. I should say the rent is so expensive that young people can't have enough space.

There are large homes everywhere you go! But in Japan, mostly small homes. This is a culture of the petite! Thier cars, vans, streets, homes, and people are small for the most part, so they really don't need huge houses, cars, etc. Especially with the large population, you've got to fit everything! You know!
Hope this helped!
