California law states that a landlord can enter a rental unit only for the following reasons:
In an emergency.
When the tenant has moved out or has abandoned the rental unit.
To make necessary or agreed-upon repairs, decorations, alterations, or other improvements.

If you tell him in writing not to and get a privacy chain with a key.
They can enter for an emergency to shut something off.
They can enter to make repairs.
Buy a nanny cam a voice activated tape recorer you will find out and then file a civil law suit and take the property.
Get more than one tape .
I changed my door locks and told the landlord that if he wanted to come in he better call first and that we don't get out of bed till after 12 noon

Did you call him about a problem? Other wise no.. not without making an appointment for an inspection which it probably states in your lease that he can do. Hey, I woke up one day and my landlord was touching my shoulder, I shoulda sued him but I just moved out. You are luck you weren't at home when he came. Take him to court

As the owner, YES. Read your lease. Most landlords will let you know if they are going to come in but this is a courtesy. They have the righ to protect and maintain their property. If they start going through your stuff, call the police.

Absolutly not even though it is his house as long as you live there and the rent is paid on time and it is not an emergence
then is the same as breaking and entering. I used to be a police officer and ran up on this once

They MUST give 24 hours notice before entering the property, unless there is an emergency (fire, flood etc.)

Yes they do however they have to let you know before they come. Unless they suspect something you are doing. Or if they want to check on some problem they feel may be going on.

NO, THEY DO NOT!
By law, they have to tell you 24 hours in advance that they are going into your home.
The only reason I can see going in is to spray every 30 days for pests, or to do plumbing, or to fix something you have asked them to fix.
