My first suggestion with little expense would be Murphys oil Soap...

I use it often.

Defining the stains might help? Sanding and refinishing is not only tedious; but messy and costly.

Polish to darken? Hmmmm. NEVER POLISH a wood floor.

Determine if there is ANY finish coat on the floor first. Certainly there are sheen infused stains that can be applied; if the existing floor was/is clear coated, and in fact is hardwood/ NOT laminate.

you could hire an industrial sander and clean it that way. then you can get a special hard floor varnish. this can have different hues so you can lighten or darken the floor. i would recommend getting a water-based acrylic varnish rather than oil-based varnish because it won't yellow with age. you might also consider painting it white, this can look very bright and airy, although make sure you buy special floor paint. good luck
