"Manufactured Home" includes anything that is built off site, whether in room portions, or halves, or even kit homes... and then is delivered to the owners property (or rental lot) and set up. It includes trailers (also known as mobile homes) and modular homes.

The difference between a 'modular home' and a 'mobile home', is that the steel frame is designed to be removed from the modular home structure. The modular is a 'permanent' home. Mobile homes can be made permanent, but they will still have the steel frame attached.

Usually when you hear 'manufactured home' it refers to either mobile or modular homes. These homes are usually built inside a factory, and then shipped to the customer. There is quite a range in quality, and decor available... as well as price. And some can be quite large actually, tho they tend to range 16ftx 80 (singlewides) to 28x60 (doublewides). Yes, Ive seen, and worked on, both smaller and larger versions of each.

Ive seen some mobile homeowners that voided their warranty on a brand new home, because they cut portions of the steel frame out from under the home. (Ive actually seen some pretty funny things done to homes, from removing critical supports to electrifying the steel frame, to ... hehehe)

I'm not sure where "around here" is but the cost of living must be cheap if you can buy acreage and a manufactured home for $90K. The biggest problem that I can see is in securing financing on the two separate expenses(land+improvements and the manufactured home). Good Luck

A "manufactured house" is a fancy name for a mobile home.

I have to disagree with the answers referring to them as trailers.
We have a manufactured home and it is not small or cheap.
We have the one with the wood siding and metal roof with 2 bedrooms, 2 bathrooms, a study/family room, large kitchen, living room, dining room and a large laundry room. Our home cost $145,000.00 so I would not call it cheap.
If you are considering one of them, you have to have a site to put it on which is an additional cost, you have to have the water, septic, sewer and electric installed (hooked up) which is yet some more cost. All total we spent $210,000.00 having our "trailer" made livable - do you consider that cheap?

You are probably asking about a manufactured home.
It is built in a factory and then trucked/towed to a lot.
Those with attached wheels are also called mobile homes.

it is a house built in a warehouse that is basically a little better than a trailer built in an assembly line
